The opportunity

The best listing leads aren't on the market yet.

By the time a home is listed, twenty agents already know. The edge is finding owners with a reason to sell first — the out-of-state landlord tired of managing a rental, the estate that just inherited a house, the owner who quietly let a listing expire. Those reasons are visible in property and public records. We read them across your entire DMV farm and hand you the ones worth a call.

Your reach

One radius from Old Town covers all three states.

BatchData searches by radius, not ZIP — so a circle drawn on Alexandria pulls Virginia, the District, and Maryland in a single sweep. A 60-home sample of an 8-mile radius came back 62% VA, 28% DC, 10% MD.

Who we target

Seven seller signals, ranked by how ready they are.

Every count below is real, inside your 8-mile radius today. The green cards are people acting now; the blue cards are deep, steady inventory you can farm for months.

acting now
2,406

Already tried to sell

Expired or canceled listings + for-sale-by-owner. Proven intent, no agent.

acting now
2,085

Financial distress

Pre-foreclosure, notice of default/sale, tax default. Motivated to move fast.

acting now
3,956

Vacant homes

Nobody living there — carrying cost with no benefit. Prime to list.

farm it
6,763

Tired landlords

Rental owners sitting on high equity — the classic "I'm done being a landlord" call.

farm it
40,134

Out-of-state owners

Own here, live elsewhere, high equity. We get their out-of-state mailing address.

farm it
48,784

Senior downsizers

Long-tenured owners 62+ with high equity — the largest, most predictable mover pool.

farm it
211

Recently inherited

Estates that just took ownership. Often want to sell, rarely know how.

Signals combine BatchData behavior lists (absentee, tired-landlord, high-equity, distress, listing status, senior, inherited). Numbers overlap — a single owner can carry more than one signal.

Tuning the dial

The tighter the signal, the further out we can reach.

Stacking signals does two things at once: every lead gets more motivated, and there are fewer of them — so one month of data budget stretches across a far bigger map. Here's the same budget spent three ways, all from Old Town:

Signal stack
Radius in budget
Sellers
Any urgency (tried-to-sell · distress · vacant)
15 mi
18,900
Urgency + high equity · recommended
20 mi
20,200
Absentee + equity + urgency (strongest)
25 mi+
11,900

The sweet spot: urgency + high equity at a 20-mile radius — every equity-rich homeowner showing a reason to sell, across the entire DMV, for one month of data. Want to go wider than the metro? The strongest triple-stack reaches 25+ miles on barely half the budget, so there's always room to push out or refresh.

What lands on your desk

Not a name and a ZIP — a lead you can call.

Owner & property
Full owner name, property address, and — for absentee owners — their out-of-state mailing address for direct mail.
Contact
Skip-traced mobile phone(s) and email, with do-not-call / litigator flags already screened out.
The money picture
Estimated value, equity dollars and percent, years owned, current loan type and rate — so you know their position before you dial.
The trigger
Which signal flagged them — "out-of-state landlord, 71% equity" — so your first sentence lands.
Where it lives
Delivered into your RealSight dashboard (already built), or exported to CSV. Work it however you like.
Paying for contacts

You only skip-trace the leads you'll actually call.

The whole list arrives free — every seller shows up in RealSight with their property, signal, equity and value, but no contact info and no charge. The $0.07 is spent only on the ones you commit to working. You decide in three passes:

Rank by signal. The "acting now" leads sort to the top — an expired listing or a pre-foreclosure gets called before a landlord who's merely tired.
Narrow to your farm. Filter to your ZIPs, your price band, and an equity floor (say 40%+) so every lead is a listing worth having.
Pick your batch. Take the top 300-500 you can realistically call this month. Only that batch gets skip-traced — the phones and emails appear on your picks, and a dollar never goes to a contact you won't use.

Enrichment runs on LendSight's side, so there's no way to accidentally overspend — you point at the batch, we return the contacts.

How we work together

You list. We finance. One pipeline, two businesses.

1

We find & enrich

LendSight runs the signals across your farm, screens out entities and bad contacts, and skip-traces the shortlist.

2

You get the leads

They arrive in your RealSight dashboard, ranked and ready — with contact info and the reason they'll pick up.

3

We close together

You win the listing; when the seller buys their next home, LendSight handles the financing. Shared wins, shared referrals.

The economics

Almost free to start — you only pay for contacts you want.

What it costs

  • Property data: pulled on LendSight's subscription — no cost to you.
  • Skip-tracing: $0.07 per contact, only on the shortlist you choose to work.
  • A 500-lead pilot:$35 in contacts. That's it.

What you keep

  • Every listing and every client relationship is yours.
  • The lead list is yours to work in RealSight or export.
  • We only ask to be your financing partner on the buy side.
The plan

Start focused, prove it, then open the whole DMV.

Phase 1
this week
Pilot. You pick your top 3-5 ZIPs. We pull the three "acting now" signals — tried-to-sell, distress, vacant — plus tired landlords, skip-trace ~250-500 of the best, and load them into your RealSight. Cost ≈ $18-35.
Phase 2
weeks 2-4
Work & measure. You call and mail the list; we track what converts. Tune the signals and price bands to what's landing appointments.
Phase 3
when ready
Go DMV-wide — once. Open the full 20-mile urgency + high-equity radius — every equity-rich seller showing a reason to move across VA, DC and MD (~20k homes). We pull it a single time; the data is yours to work for a year, no recurring spend. If you later want fresh urgency, we top up only the new flags (a handful of new expired listings or defaults) — never the whole map again.

Pick your farm. We'll build your first list this week.

Tell us your top ZIP codes and price range, and we'll have a ranked, skip-traced seller list in your RealSight dashboard within days — for the price of a lunch.
